Last month, HomeOwners Alliance revealed that homes which have been on the market for exactly 12 days fetch the best sale price.
In fact, the organisation’s EstateAgent4Me tool found that if a home is sold before or after 12 days on the market, it would mean that sellers accept less than their original asking price. But, quite surprisingly, those which sold at exactly 12 days would achieve 100.89% of the stated price!
After four weeks on the market, sellers typically accept 98% of their asking price, dropping to 96% after eight weeks.
And while a 2-4% price difference may not seem a lot at first glance, it would equate to £4000-£8000 on a £200,000 home. Not only could that money pay for the sale of your property, but it could go towards some of the furnishings for your next abode too.
So, what does this mean for you?
Well, in simple terms, it’s really important to choose an experienced estate agent that has a track-record for selling homes quickly within your area.

But, there are three key things that you can do too, to help your property catch the eye of potential buyers:
1. Look at the detail — Over time, you won’t see small imperfections that could put off a buyer. This could include tiny cracks in the walls, stains on the carpets or clutter which makes a room feel too compact. Taking time to rectify these imperfections before you approach an estate agent will help get the ball rolling much more quickly.
2. Get a friend or family member to give you honest feedback — Even when you think your home looks perfect, there might still be something you’ve missed. Grab a mate or two and ask them what they think — just make sure you pick the honest ones and try not to be offended by their feedback!
3. Don’t overestimate your home’s worth — We all love our houses, and that sometimes makes us think they’re worth more than what they are. But overpricing a property isn’t going to attract potential buyers, and if/when you bring the price down, you won’t have any of the benefits of being fresh to the market.
