The Sales Advisor is responsible for the day to day management of properties for sale and those sold subject to contract.

This includes ensuring vendors have regular contact with proposed sales care advice (minimum every two weeks) as well as providing viewing feedback, arranging viewings, dealing with internet enquiries and ensuring all sales viewing applicants are updated on their viewing status before the end of each day.

The Sales Advisor will also be responsible for handling offers made by applicants and ensure they act within the best interest of the vendor at all times, including offering advice and recommendations. The Sales Advisor will also be responsible for following sales up and updating both vendors and applicants throughout the sales process ensuring the sales process is handled in a timely manner with solicitors.

The Sales Advisor will ensure all in house policies and procedures are adhered to including conforming to The Data Protection act, clear desk policy, HMRC AML regulations and training as well as logging and handling complaints within the designated time frame.

All Sales Advisors are also responsible for directing customers to our preferred partners where possible including obtaining solicitor quotes, removals quotes and financial services.

Sales Advisors will be expected to conduct vendor home visits where appropriate and support the valuers by taking photographs of properties and creating brochures.

All staff members are responsible for ensuring that high levels of customer service are met whilst dealing with any persons in contact with Applegate Properties.

Main Tasks of Job

  • Manage own dedicated property portfolio whilst offering support to the general sales team when required
  • Ensure all owned vendors receive a contact/advisory call in accordance with in house procedures time frame, offering advice and agreeing ongoing/future marketing plans
  • Arranging viewings on all sales properties where required and providing viewing updates to all viewers each day
  • Gather and inform vendors of viewing feedback, offering advice where required
  • Take an active role in the following up of valuation appointments on behalf of the valuer and work to secure new business, dealing with objections where appropriate
  • Negotiate offers made on properties, ensuring the best price and purchaser is obtained for the vendor at all times
  • Qualify purchasers and check/confirm full chain details before instructing any sale
  • Take an active role in sales progression, following up solicitors, lenders, surveyors and purchasers where possible
  • Monitor own email account ensuring sales enquiries and clients are responded to adequately and within a timely manner
  • Return messages left by clients in a timely manner and provide updates where required
  • Assist in the preparation of property brochures including taking photographs and writing property descriptions (training provided, however exceptional grammar/spelling is essential)
  • Undertake word processing and email correspondence as required .e.g. letters, brochures and reports.
  • Utilise all IT systems accurately and effectively.
  • Ensure all correspondence are noted within designated sales systems ensuring clear communication between clients and staff members is constant
  • Manage own time and work load
  • The post holder will be required to work alternate Saturday’s
  • Support Sales and Business Support colleagues in sending, monitoring and collecting legal documents, obtaining I.D., and taking payments in a timely manner to meet a deadline where required.
  • Contribute to the team effort.
  • Liaising with colleagues, Managers and external customers/clients to ensure the above tasks are completed effectively.
  • Where it is a requirement of the job for the job holder to use computers or other information technology, he/she will be required to ensure that security procedures are followed as appropriate and that confidential information for example, passwords, are not communicated to unauthorised individuals.
  • All employees are required to take reasonable care of their own health and safety and that of others who may be affected by their acts or omissions.
  • To undertake any such additional duties that is reasonably commensurate with the level of this post.

Applegate Properties is an award winning, NAEA licensed, local estate agent seeking a self-organised, professional and motivated Sales Advisor/Negotiator to join their dynamic team.

The Sales Advisor will be responsible for their own portfolio of properties and clients and be prepared to deliver an outstanding level of customer service to all who deal with Applegate Properties. The Sales Advisor will be confident in dealing with customers both face to face, on the telephone and on vendor home visits. Attention to detail, as well as strong English and grammatical skills are important within this role. Computer literacy, the ability to use new software packages with training and an understanding of Microsoft Outlook and Word are required.

Key roles will include offering advice and support to vendors at every stage of marketing and selling, dealing with solicitors and other third parties through sales progression, arranging sales viewings and providing prompt feedback, creating property adverts and following up potential new business leads in a prompt manner.

A desire to learn new processes and a passion to deliver high quality work, whilst maintaining high ethics and values is essential.

The successful candidate must hold a full UK driving license and have access to their own vehicle for business use on occasions for which an allowance is paid.

Salary negotiable dependent upon the applicant’s skills and experience.
