New year new home – what do you need to think about before you put your house on the market?

From cleaning and preparing to finding the right agent, here are six things to do before you sell your home.

Research your local housing market

Make sure to do your homework on the value of your property by researching the local housing market. You can get a good idea by looking at comparable sales in the surrounding area to use as the basis for your asking price. Remember, you won’t always find like-for-like, but factors such as square footage, number of bedrooms and outdoor space can be good indicators.

Find the right agent

We highly recommend enlisting a professional estate agent to help you sell your home. When you’re on the hunt for an agent look at their experience in your area and ask for a thorough plan on how they are going to market your property.

Give your house a deep clean

First impressions count so don’t let dirty windows or dusty surfaces make a bad one on a potential buyer. Before listing your home – and throughout the selling process – give your space a deep clean. This means cleaning toilets, wiping down surfaces, mopping floors, and sweeping garden paths.


Decluttering your space will go a long way in appealing to potential buyers. When a home is clutter-free, buyers can focus on what’s on offer instead of on any mess. Ideally, you want buyers to imagine their possessions in situ, rather than not being able to see the wood for the trees.


When selling a house, you should make sure anything and everything that needs to be fixed has been taken care of before it goes on the market. Otherwise, buyers may think your home hasn’t been well taken care of and there’s potential for things to go wrong.

Dress your home

Don’t forget to also spruce up your home’s kurb appeal when you’re expecting a viewing – it’s the first thing potential buyers will see when they arrive. Make sure things are neat and tidy and looking their very best. If your home is looking a bit rundown, you should also consider adding a fresh coat of paint to the exterior walls, railings or doors.
