At Applegate Properties, all of our clients' money (including rent, bonds, floats) is protected by Client Money Protection Insurance. Our extensive, detailed tenancy agreements safeguard our landlords and make tenants' responsibilities clear to them, and our extensive photographic inventories limit any disputes at the end of a tenancy and have enabled us to clearly demonstrate our findings in the occasional dispute, which has resulted in a 100% success rate on behalf of our landlords since 2010.
Rental properties are inspected regularly and our landlords are updated with our findings, although our general findings are that properties are well maintained by our well-vetted tenants. Tenants and our relationships with them is just as important as that with the landlord and we take pride in receiving exceptional feedback from both tenants and landlords whilst dealing with our lettings team.
We ask our landlords and tenants how they want to be contacted; as many tenants prefer text messages during the day to update them with maintenance issues, and often landlords prefer to receive an email in advance of any works being carried out on their property.
We are also one of very few letting agents who do not charge any form of mark up on property repair works (under £500) and pass our contractor discounts directly onto our landlords.
